Karnataka RERA requires the registration number and the K-RERA website to appear in project advertising precisely so a buyer can verify claims before visiting a site. We print it in the listing header where you will actually see it, alongside the declared completion date on the RERA filing — which is frequently a different date from the one in the sales pitch.

These sit on top of the six-stage protocol every parcel goes through. They are the checks specific to this asset class — the ones a general property review would not run.
- K-RERA registration number verified on the K-RERA portal, not just quoted
- Declared completion date on the RERA filing compared to the sales claim
- Carpet area confirmed against the agreement, loading percentage computed
- Approved plan, commencement certificate and OC status established
- Land title underlying the project verified independently of the developer
- Maintenance corpus, sinking fund and monthly outgo stated in writing

What loading percentage is reasonable?
Typically 25–35% in Bengaluru. Above that, you are paying apartment rates for common area. The number matters less than whether it is disclosed before you sign.
Does a RERA number mean the project is safe?
It means the project is registered and the developer has made filings you can inspect. It is a starting point for diligence, not a substitute for it.
